About QMW
Quail Meadows West is a group of 115 homes but a community of neighbors who feel life should be lived within a social framework. Gated and impeccably maintained, this private and gated community offers many activities and amenities not found in your typical association. We enjoy our community clubhouse, swim in the heated swimming pool, bask in the large spa or play billiards in the library.

2024 May Letter from Our Chairperson

Spring has arrived!

Wow, we had a few very warm days and glad to see it cooled off a bit. The pool was a busy place and it was wonderful seeing all the happy faces splashing in the pool. The new pool furniture looks great.

 

By the time you read this the HOA quarterly meeting will have happened. If you didn’t get a chance to attend, the topics were maintenance items we are working on and have accomplished in the first 3 months of the year, our finances are staying on budget. Architectural committee has been busy (Thank You All!). We welcome community involvement since we as your Board of Directors strive to represent all homeowners and your opinions matter to us. As always, if you have a desire to be part of the community management PLEASE let us know.

Garden tasks for April/May gardening in this mild weather area include watering, feeding, and generally tending to perennials that made it through the winter months. Given that the area falls in the higher plant hardiness zones (9-10), many of the plants in your yard might be perennials. For these mature plants, you need to meet their immediate needs. Irrigating is important during dry periods since many of the deciduous plants have started their spring growth. You’ll also want to fertilize plants like roses, berries, citrus trees, and deciduous fruit trees. You’ll want to weed early and often too. FYI from the Davis Stirling Act: What happens if you do not pay your assessments?
Usually, the association will send you a reminder letter as a first step. The law is specific in California regarding the due date of assessments and the overall process that an association must follow regarding delinquent assessments. The law states that if an assessment is not paid within 15 days of the due date, a delinquency occurs. At this point, the association can add a charge to your assessment in the form of a late fee. If you still fail to pay your assessments, the matter may be referred to an attorney or foreclosure service. The association has the right to lien your property for the amounts owed as well as other costs such as attorney’s fees.
